Lighting Canada’s West Coast Trade Hub – A Case Study in Sustainable Upgrades

A class-A Pure Industrial building is shining brighter with new LED lighting across more than 700,000 sq. ft. of distribution space. Located 10km Southeast of Richmond’s central business district in the Fraser Port, this space is critical to the hub of import and export activities on Canada’s West Coast.

The project, undertaken by Pure Industrial with support from BC Hydro and in collaboration with existing occupant ContainerWorld, was to retrofit and enhance the facility with energy efficiency and client productivity in mind.

Pure was pleased to help its long-time customer lower their utility and maintenance costs by facilitating a lighting audit, vendor management and direct support throughout the duration of the retrofit.

Opportunity

Pure identified an opportunity to help the customer avoid unnecessary regular maintenance costs while also implementing energy savings as identified in the light audit. As part of this audit, a 20 per-cent energy reduction and 17 per-cent utility cost savings were recognized with additional efficiencies found for seasonal cooling requirements.

Results

In addition to 17 per-cent utility cost savings and 20 per-cent energy savings, the retrofit has improved the customer’s operational accuracy and offers a 5-year lighting warranty, eliminating the process of lamp replacement with longer-lasting LEDs. The newly installed system also features focused lighting technology and quiet operation, eliminating the ‘hum’ of traditional incandescent bulbs.

This adds another facility to Pure’s portfolio of emission-reducing properties and to support another customer with customized solutions to improve business productivity and profitability.
