Pure Industrial’s Lakeridge Logistics Centre achieves zero-carbon building (ZCB) design certification

Pure Industrial, one of Canada’s leading providers of industrial real estate, today announced that its property Lakeridge Logistics Centre (LLC) has achieved Zero-Carbon Building™ (ZCB) Design certification and is the largest industrial property in Canada to do so, setting a new standard of excellence for modern logistics facilities. This certification is administered by the Canada Green Building Council, setting the bar for new construction and major renovations to reach energy efficiency, industry and carbon targets.

Located in the rapidly expanding industrial market of Ajax, Ontario, LLC provides businesses with the rare opportunity to lease up to 1,200,000 SF of energy efficient, low-carbon industrial space. With visibility of Highway 401, this facility offers a market-leading combination of size, scale, transportation access, energy efficiency, and customer service.

“We built Lakeridge Logistics Centre with our customers’ needs top of mind,” said David Owen, President, Pure Industrial. “With its strategic location and state-of-the-art features including ZCB-design certification and related efficiencies for our customers, this facility offers significant advantages for businesses seeking a competitive edge in the GTA.”

Showcasing a commitment to sustainable practices, future-proofing and thoughtful design from the initial planning and development phases, the property’s sustainability features include:

  • a high-performance envelope and ultra-efficient mechanical systems,
  • solar power generated onsite, designed to meet a portion of the building’s energy load,
  • superior indoor air quality and filtration,
  • alternative transportation options, including public transit, bicycles, and electric vehicles, and
  • a fully integrated building automation system (BAS).

“Lakeridge Logistics Centre’s Zero Carbon Building Design certification demonstrates the growing demand for low-carbon industrial real estate and the business case for energy-efficient, electrified buildings” said Mark Hutchinson, Senior Vice-President, Green Building Programs & Innovation, Canada Green Building Council. “As one of the largest industrial projects to achieve this certification, it sets a strong precedent for how industrial developments can reduce emissions while enhancing asset value, improving operational efficiency, and supporting Canada’s transition to a net-zero economy.”

“Congratulations to Pure Industrial and the entire Lakeridge Logistics Centre project team — we are incredibly proud of this net-zero achievement,” said Ben Sykes, Principal, Avison Young. “This remarkable building sets the sustainability standard of the future for industrial properties in the Greater Toronto Area and across Canada.”

LLC has been built for today and the future, with capabilities designed to exceed both current and forthcoming business needs, technology demands and regulatory requirements. LLC’s carefully planned future-proof infrastructure includes:

  • increased incoming electrical capacity to support existing and future electrification needs,
  • solar-ready roof ready for expanded usage, when needed, and
  • electrified heating systems, which play a key role in enabling LLC to be zero-carbon and are built to protect against future carbon tax and regulatory requirements.
